McCaysville and Mineral Bluff cabins: river towns on the state line

The short answer

McCaysville and Mineral Bluff are Fannin County's north-county river communities. McCaysville faces Copperhill, Tennessee across the Toccoa and is where the Blue Ridge Scenic Railway turns around, about 11 road miles from downtown Blue Ridge. Mineral Bluff is rural river country between them. Check city limits and the river setback before buying.

Two towns, two states, one main street

McCaysville sits on the Toccoa River at the Tennessee line, facing Copperhill across the water. The river flows northwest from here into Tennessee, where it is called the Ocoee (Tennessee Valley Authority). By road, downtown Blue Ridge is about 11 miles away (OpenStreetMap routing (map-measured)).

Where the train turns around

The Blue Ridge Scenic Railway runs 26 miles round trip along the Toccoa from its depot in downtown Blue Ridge to McCaysville and Copperhill (Blue Ridge Scenic Railway). The four-hour Extended ride includes a two-hour layover in the twin towns (Blue Ridge Scenic Railway), so on busy weekends the main street fills up when the train is in. For departure days, check the Blue Ridge Scenic Railway schedule.

Mineral Bluff

Between Blue Ridge and McCaysville, Mineral Bluff is rural and spread out, with the river nearby. Riverwalk on the Toccoa in Mineral Bluff is one of two recognized Firewise USA communities in Fannin County (Georgia Forestry Commission).

Before you buy up here

  • City or county. McCaysville is its own city. Check whether a parcel is inside city limits before you plan around the county’s rental or building rules.
  • River frontage. The tailwater rises and falls with releases from Blue Ridge Dam, and county setbacks are 50 feet from state waters (Fannin County building permit checklist).
  • Tennessee addresses. Copperhill is in Tennessee. This guide covers Georgia rules only.
