One river shapes every cabin market here

The Toccoa comes out of the national forest, fills Lake Blue Ridge, leaves through the dam below town and crosses into Tennessee. Where a cabin sits along that line decides most of what owning it is like.

  1. Upstream

    The upper Toccoa

Above the lake the river runs through farm valleys and Chattahoochee National Forest. The Benton MacKaye Trail crosses it on a 260-foot swinging footbridge reached by a three-mile gravel Forest Service road.

  2. The reservoir

    Lake Blue Ridge

A 3,290-acre TVA lake stretching about 11 miles southeast from the dam. About 80% of its shoreline is national forest, so lots with dock rights are scarce, and the water drops about 22 feet each winter.

  3. Below the dam

    The tailwater

Cold water released from Blue Ridge Dam makes the river below it trout water and, when TVA is generating, a Class I-II float from the launch below the dam.

  4. The state line

    McCaysville and the Ocoee

The river runs through McCaysville and crosses into Copperhill, Tennessee, where it is called the Ocoee. The Scenic Railway follows it here from downtown Blue Ridge, 26 miles round trip.

Lake Blue Ridge

A 3,290-acre TVA lake with more than 60 miles of shoreline, most of it national forest.

  • Atlanta side
  • Lake Blue Ridge is a 3,290-acre TVA reservoir with more than 60 miles of shoreline.
  • About 80% of the shoreline belongs to the national forest, so much of what you look across stays wooded.
  • TVA describes the lake as lying inside the Chattahoochee National Forest.
  • The lake starts at Blue Ridge Dam and runs about 11 miles southeast from it.

Check first: Ask for the dock’s TVA Section 26a permit, and whether the shoreline in front of the lot is TVA land.

Trout water

Toccoa River

The river above the lake in the national forest, and the tailwater below the dam toward McCaysville.

  • TVA notes the tailwater below the dam for trout, bass and sunfish, and it floats Class I-II when water is released.
  • Long stretches of the river run through national forest and farm valleys rather than subdivisions.
  • Above the lake the Benton MacKaye Trail crosses the river on the 260-foot Swinging Bridge.

Check first: County setbacks are 50 feet from state waters; check the flood zone and who maintains the road in.

  • The Aska Trail System has about 17 miles of hiking and biking trail, less than 10 miles from downtown.

Quieter lake side

Morganton and the east shore

The small town that was the county seat until 1895, on the lake’s east side near Morganton Point.

  • Lake
  • Quiet
  • Morganton Point Recreation Area is the lake’s only developed campground, with a boat launch.
  • Away from downtown traffic, on the far side of the lake.

Check first: Check whether a parcel is inside Morganton’s own town limits; town rules sit on top of the county’s.

  • McCaysville and Copperhill, Tennessee, share a main street; downtown Blue Ridge is about 11 road miles away.
  • Mineral Bluff is rural; Riverwalk on the Toccoa there is a recognized Firewise community.

Check first: McCaysville is its own city. Check whether a parcel is inside city limits before you plan around county rules.

  • The Scenic Railway leaves from the depot at 241 Depot Street, downtown.
  • The University of North Georgia’s campus sits off Georgia 515, the road south toward Ellijay and Atlanta.

Before you fall for a listing

What owning a mountain cabin here involves

Six things that surprise first-time cabin buyers in Fannin County, each from the county, the state or TVA.

Build your checklist

The road may be yours

Fannin County says Georgia law (O.C.G.A. 32-1-8) forbids it from maintaining or graveling any road that is not on its approved county road list, so private roads are the owners' responsibility.

Two tax dates matter

The lake’s year

Why a dock sits high and dry in February

TVA lowers Lake Blue Ridge every winter to hold spring floods, then refills it. See the same dock in both seasons before you buy one.

Straight answers

Questions cabin buyers ask first

Each answer links to the agency or ordinance it comes from.

Which Blue Ridge is this guide about?

Blue Ridge in Fannin County, Georgia: the county seat in the North Georgia mountains, on the Toccoa River and Lake Blue Ridge. Not the Blue Ridge Parkway region, and not Blue Ridge, Virginia.

Source: New Georgia Encyclopedia, checked Oct 16, 2026

Do I need a permit to rent my Blue Ridge cabin on Airbnb or VRBO?

Outside city limits, yes. Every short-term rental in unincorporated Fannin County needs a county certificate before it is rented or advertised. A new certificate is $225, renewal is $225 a year, and certificates expire on December 31.

Source: Fannin County rental ordinance 2025-02, checked Oct 16, 2026

What happens to the rental certificate when I buy a cabin that is already a rental?

It can transfer. Apply within seven days of the sale and you get a 30-day grace period to keep renting; the transfer fee is $50. The county asks you to apply only after closing, with a copy of the warranty deed.

How much does Lake Blue Ridge drop in winter?

TVA says the water level varies about 22 feet between summer and winter in a normal year, to make room for flood storage. Docks, coves and shoreline look very different in February than in July.

Source: Tennessee Valley Authority, checked Oct 16, 2026

How much of Lake Blue Ridge’s shoreline can be built on?

Not much of it. About 80% of the lake’s more than 60 miles of shoreline belongs to the Chattahoochee National Forest, which is why lakefront lots with dock rights are a small share of what sells.

Source: Recreation.gov, checked Oct 16, 2026

Does Fannin County maintain the road to my cabin?

Only if it is on the county’s approved road list, about 442 miles of asphalt, chip-and-seal and gravel. The county says state law forbids it from maintaining any other road, so private roads are up to the owners.

Source: Fannin County Public Works, checked Oct 16, 2026

How far is Blue Ridge from Atlanta?

About 101 road miles from downtown Blue Ridge to Hartsfield-Jackson airport, measured on the map; drive time depends on traffic on Georgia 515 and I-575.
