Where Blue Ridge cabins are
“Blue Ridge cabin” covers very different properties. A lake cabin with a TVA-permitted dock, a farmhouse on the upper Toccoa, a log home on a ridge off Aska Road and a bungalow a few blocks from the depot all get the same label on the portals. Start with the area, because the area decides the road, the water and the rules.

- Lake Blue Ridge is a 3,290-acre TVA reservoir with more than 60 miles of shoreline.
- About 80% of the shoreline belongs to the national forest, so much of what you look across stays wooded.
- TVA describes the lake as lying inside the Chattahoochee National Forest.
- The lake starts at Blue Ridge Dam and runs about 11 miles southeast from it.
Check first: Ask for the dock’s TVA Section 26a permit, and whether the shoreline in front of the lot is TVA land.

Trout water
Toccoa River
The river above the lake in the national forest, and the tailwater below the dam toward McCaysville.
- River
- Trails
- Quiet
- TVA notes the tailwater below the dam for trout, bass and sunfish, and it floats Class I-II when water is released.
- Long stretches of the river run through national forest and farm valleys rather than subdivisions.
- Above the lake the Benton MacKaye Trail crosses the river on the 260-foot Swinging Bridge.
Check first: County setbacks are 50 feet from state waters; check the flood zone and who maintains the road in.

Aska Road
Mountain roads running south from town past the Forest Service’s Aska trail system.
- Near town
- Trails
- Quiet
- Atlanta side
- The Aska Trail System has about 17 miles of hiking and biking trail, less than 10 miles from downtown.
- Aska Road starts in Blue Ridge, so downtown is a short drive.
Check first: Long views usually mean steep, private driveways. The county maintains only roads on its approved list.

Morganton and the east shore
The small town that was the county seat until 1895, on the lake’s east side near Morganton Point.
- Lake
- Quiet
- Morganton Point Recreation Area is the lake’s only developed campground, with a boat launch.
- Away from downtown traffic, on the far side of the lake.
Check first: Check whether a parcel is inside Morganton’s own town limits; town rules sit on top of the county’s.

McCaysville and Mineral Bluff
The river towns on the Tennessee line, where the Scenic Railway turns around.
- River
- Near town
- Quiet
- The Toccoa runs through McCaysville toward Tennessee, where it is called the Ocoee.
- McCaysville and Copperhill, Tennessee, share a main street; downtown Blue Ridge is about 11 road miles away.
- Mineral Bluff is rural; Riverwalk on the Toccoa there is a recognized Firewise community.
Check first: McCaysville is its own city. Check whether a parcel is inside city limits before you plan around county rules.

Walk to the depot
In and around downtown Blue Ridge
The county seat: the depot, the courthouse, restaurants, and the University of North Georgia campus off 515.
- Near town
- Atlanta side
- The Scenic Railway leaves from the depot at 241 Depot Street, downtown.
- The University of North Georgia’s campus sits off Georgia 515, the road south toward Ellijay and Atlanta.
Check first: Inside city limits, City of Blue Ridge approvals come before a county building permit, and city rules differ from the county’s.

What really sets a cabin’s value here
Square footage matters less in the mountains than it does in a subdivision. When you compare two cabins, compare these first:
- Water. Lakefront with a permitted dock, lake view, river frontage and “water access” are four different things. About 80% of Lake Blue Ridge’s shoreline is national forest (Recreation.gov), so true lakefront with dock rights is scarce.
- The road in. Fannin County maintains only roads on its approved list (Fannin County Public Works). A paved county road and a steep private gravel road are not the same winter.
- Septic and well. A septic system sized for two bedrooms does not become a four-bedroom rental because the house has four bedrooms. The health district keeps the permit file (North Georgia Health District).
- Rental status. If you plan to rent, a cabin with a current county certificate can transfer it within seven days of closing (Fannin County rental ordinance 2025-02). A cabin that has never held one starts from scratch.
- Which government. Blue Ridge, McCaysville and Morganton are cities with their own rules; most cabins sit in unincorporated Fannin County under county rules.
How to search well
- Pick one or two areas with the matcher.
- Build the checklist for the cabin type you want, so you know what to ask on the first showing.
- Visit in winter as well as in leaf season. Roads, views through bare trees and the lake level all change.
- Ask Gold Peach Realty to set up a search for your areas at goldpeachrealty.com or by phone at (770) 283-1223.
Questions about buying
What happens to the rental certificate when I buy a cabin that is already a rental?
It can transfer. Apply within seven days of the sale and you get a 30-day grace period to keep renting; the transfer fee is $50. The county asks you to apply only after closing, with a copy of the warranty deed.

Is a septic inspection required when a cabin is sold?
No rule we found requires one at sale. Septic systems, repairs and additions do need a health district permit, so ask Fannin County Environmental Health for the permit file and hire your own inspection.

When are Fannin County property taxes due?
Normally by December 20 each year. Interest of 1% a month is charged after the due date.

How do I get a homestead exemption on a Blue Ridge home?
Own and live in the home on January 1, then get the application, with a copy of your warranty deed, to the Tax Assessor before April 1. Georgia’s standard exemption takes $2,000 off the assessed value for county and school taxes.

What do I need for a building permit in Fannin County?
The deed, building plans, marked property lines, the approved septic permit or sewage evaluation if one is required, and a driveway permit if a new driveway meets a county road.
