Buying a cabin in Blue Ridge, GA, step by step

The short answer

To buy a cabin in Blue Ridge, Georgia: choose the area first, decide whether it will be a weekend place, home or rental, see it in two seasons, and make an offer with time to pull county records on the road, septic, dock and rental certificate. After closing, watch the 7-day rental transfer, TVA's 60-day notice and the April 1 homestead deadline.

1. Choose the area before the cabin

The area decides the road, the water and which government’s rules apply. Use the area matcher to narrow six areas to one or two.

2. Decide how you will use it

Weekend place, full-time home or rental changes what you need. A full-time home needs a road you can drive in February and internet that works for your job. A rental needs a county certificate, septic capacity for guests and covenants that allow it (Fannin County rental ordinance 2025-02).

3. See it in two seasons

Lake Blue Ridge drops about 22 feet between summer and winter (Tennessee Valley Authority). Views open up when the leaves fall and close again in May. If you can, see a cabin in both.

4. Make the offer with time to check

Ask your agent for an inspection and due-diligence period long enough to get county records; offices keep weekday hours. Then work through the checklist:

5. Close, then mind the deadlines

Deadline What
Within 7 days of the sale Apply to transfer the rental certificate (Fannin County rental ordinance 2025-02)
Within 60 days Notify TVA of a permitted dock (TVA rules, 18 CFR 1304)
Before April 1 Homestead exemption application, if you live there on January 1 (Fannin County Tax Commissioner)
December 20 Property taxes normally due; 1% a month after (Fannin County Tax Commissioner)

Georgia’s standard homestead exemption takes $2,000 off a qualifying home’s assessed value for county and school taxes (Georgia Department of Revenue). For 2026 the county advertised a net maintenance-and-operations rate of 2.401 mills; school and other levies are separate, and the advertised rate is not the final adopted rate (Fannin County tax digest 2026).

6. Before you build anything

New septic systems need a health department permit and a final inspection before they are covered or used (Fannin County septic ordinance 2024-024), and a new home cannot get a permanent power connection until its septic passes that inspection (Fannin County septic ordinance 2024-024). The Building Department is at 400 West Main Street, Suite 101, 706-632-8361 (Fannin County Building Department).

Questions about buying

What happens to the rental certificate when I buy a cabin that is already a rental?

It can transfer. Apply within seven days of the sale and you get a 30-day grace period to keep renting; the transfer fee is $50. The county asks you to apply only after closing, with a copy of the warranty deed.

Is a septic inspection required when a cabin is sold?

No rule we found requires one at sale. Septic systems, repairs and additions do need a health district permit, so ask Fannin County Environmental Health for the permit file and hire your own inspection.
